RENT, LEASE, TENANTS AND PROPERTY MANAGEMENT (REPM 1)


In today’s volatile housing market, property management has become the new income producing niche for real estate professionals. Learn the rules, laws and regulations affecting property management, the various types of management agreements available, and the factors that influence the necessity of renting. Gain a better understanding of the property management relationship, plan and contract, the duties of a broker under a property management agreement, building and local housing codes, and Fair Housing Laws and other federal laws affecting property management. This course will also cover IRS tips, the Immigration Reform Contract Act, new federal requirements regarding lead-based paint, the various types of lease agreements, and the differences between a tenant, sub-tenant, and boarder. This class will offer valuable tools and techniques to help you get a property rented.
Note: This class addresses the management of single family homes, one-to-four unit properties, condominiums and townhomes.


ESTABLISHING YOUR PROPERTY MANAGEMENT BUSINESS (REPM 2)


Learn how to get a property rented by converting emails and phone calls into actual viewings. Learn how attractive staging, advertising and innovative marketing ideas can build your property management business. Gain a better understanding of the rental application, how to screen prospective tenants, types of consumer reports, what you have the right to require, lease agreements, types of rental insurance, disclosure requirements, risk management, and security deposits and fees. Learn how to explain move-in procedures and the tenant rules handbook. Learn how to keep your tenants happy, select contractors, and systemize your files, routine maintenance, repairs and improvements. This course covers how to deal with evictions and dispossessions, tenants that file for bankruptcy, the Housing Choice Voucher Program (Section 8) and gives answers to various Georgia landlord-tenant law questions.
